Mackay backyards and acreages are full of outbuildings that have outlived their use. There are old fibro garages, rusted cyclone-battered sheds, carports, workshops, cane-farm sheds and timber outbuildings riddled with termites. Removing one is often straightforward, but asbestos, slabs, power, access and the wet season all change the scope and price. This page explains what to check before you book.
Mackay Demolition Service is a referral service. With your consent, we pass enquiries to independent licensed demolition contractors. We do not do the work.
Typical Mackay outbuilding jobs
- Fibro and corrugated garages in established suburbs such as North Mackay, West Mackay, South Mackay, Beaconsfield and Andergrove.
- Steel sheds damaged by storms or cyclones that are no longer safe.
- Old farm sheds, machinery sheds and workers' huts on rural blocks around Walkerston, Marian, Mirani, Sarina and the Pioneer Valley.
- Carports, pergolas and patios attached to the house.
- Workshops with concrete slabs and grease pits.
Approvals
Mackay Regional Council states that all demolition requires a building approval through a private certifier. Confirm with a certifier what applies to your shed. Attached structures, larger sheds, sheds in heritage areas and any associated plumbing, such as laundry tubs, toilets or stormwater connections, may involve extra approvals and licensed trades.
Asbestos in sheds and garages
Asbestos-cement roofing and wall sheeting were common on Mackay sheds and garages built before the late 1980s. Tropical sun, storms and cyclones weather and break these sheets, and damaged fibro is more hazardous. Get suspect material tested. Under Queensland WHS rules, removal of more than 10 square metres of non-friable asbestos needs a Class A or B licensed removalist. Most fibro garages exceed that.
Information to give the contractor
- Shed size and materials, with photos.
- Whether a slab or footings should be removed.
- Whether power, water or drainage connects to the shed.
- Access: gate width, overhead lines, soft ground and tree clearance.
- Contents, including any chemicals, fuel or old machinery.
- What you want left: a bare block, levelled ground or a pad for a new shed.
Storm and cyclone damage
After a storm, a partly collapsed shed can be dangerous. Sheets may be loose, frames unstable, and fibro broken and scattered. Keep people away, contact your insurer, and get a competent contractor to make it safe. Broken asbestos needs licensed handling. Photographs taken before cleanup help with insurance claims.
If you are replacing a damaged shed, check the new shed's wind rating. Mackay is in a cyclonic wind region, and the replacement structure's design, footings and tie-downs must suit it. The certifier for the new shed can advise.
Rural blocks
On acreage and cane-farm properties, old sheds may hold fuel tanks, chemicals or treated timber, each needing separate disposal. Locate septic tanks, underground water lines and buried power before machinery goes in. After wet-season rain, farm tracks can be too soft for trucks.
Slab and site finish
Slabs are broken out with a hammer or excavator and carted to a concrete recycler. Ask whether the price includes footings, levelling and clean fill. If you are building a new shed, check the supplier's slab requirements first. The old slab may or may not be usable.
Salvage and recycling
Steel frames, roller doors, iron sheets and timber may have resale or scrap value, which can offset some cost. Asbestos materials must never be reused or sold.
Timing
Mackay's wet season, roughly December to March, can delay demolition and access. Drier months are usually easier for machine work and asbestos removal. If work runs into cyclone season, ask how loose materials will be secured when a warning is issued.
Typical pricing
Small sheds without asbestos are often inexpensive to remove. Asbestos sheds in Australian 2026 guides typically fall around $2,500 to $6,000, plus slab removal if included. Compare what each quote includes, not just the total.
Comparing quotes
Ask every contractor to state the shed size, the asbestos scope and clearance, whether the slab and footings are included, the disposal method, and the final site condition. The cheapest quote often leaves something out.
Boundary sheds and shared structures
Many older Mackay garages and sheds sit close to the boundary. Some share a wall, gutter or fence with the neighbour's structure. Before demolition, talk to your neighbour, agree what happens to shared elements, and photograph their side of the boundary. If removing your shed could leave a neighbour's wall or fence exposed or unsupported, agree on repairs or temporary support in advance. Where a fibro dividing fence is involved, Queensland's dividing fence laws and the asbestos licensing thresholds both apply. Raising these points early avoids disputes on the day the machine arrives.
Frequently asked questions
Do I need approval to demolish a shed in Mackay?
Mackay Regional Council states that demolition requires a building approval from a private certifier. A certifier can confirm what applies to your shed.
Is my old shed roof asbestos?
If it is grey corrugated sheeting on a shed built before the late 1980s, it may be. Only testing confirms it.
Can I clean up a cyclone-damaged fibro shed myself?
Broken fibro can release fibres. Get it assessed, and use a licensed removalist where quantities require it.
Can the slab be reused for a new shed?
Sometimes, if it is sound and suits the new shed's size and engineering. Otherwise it is removed.
Who disconnects power and plumbing?
Licensed electricians and plumbers must disconnect and cap services before demolition.
How long does shed demolition take?
Often a day or two once asbestos, approvals and services are sorted, with weather the main variable.
Next step
Send photos, the suburb and whether you suspect asbestos. With your consent, we will connect you with a licensed demolition contractor in the Mackay region.
Photos taken from a few angles, including the roof, the slab and the access path, help contractors give more accurate prices without a site visit.
If the shed was damaged in a storm, mention any insurance claim, and include photos taken before anything was moved.
