Asbestos Removal Before Demolition in Mackay

If a Mackay house, shed or commercial building was built or renovated before about 1990, plan for asbestos before planning the demolition. Queensland's Work Health and Safety Regulation 2011 requires asbestos likely to be disturbed to be identified and, so far as reasonably practicable, removed before demolition starts. Getting the order right protects workers, neighbours and your budget. Asbestos that is crushed into general demolition waste can contaminate the whole load and the site, and cleaning that up costs far more than planned removal.

Mackay Demolition Service is a referral service. With your consent, we connect you with independent contractors who hold the right licences, or who work with licensed removalists. We do not remove asbestos ourselves, and this page is general information, not professional advice.

Where asbestos turns up in Mackay buildings

Mackay's building boom in the decades after the war relied heavily on asbestos-cement sheet, often called fibro. It was cheap, termite-resistant and suited to the tropics. It is found in:

  • external cladding on low-set fibro homes and on enclosed underneath areas of high-set houses;
  • eaves and soffit linings;
  • bathroom, laundry and kitchen wall sheeting;
  • vinyl floor tiles and sheet vinyl backing;
  • corrugated roofing on sheds, garages and carports;
  • fences between neighbours;
  • electrical meter boards;
  • stormwater and flue pipes;
  • debris from earlier storm damage or demolition left on site.

Cyclone and storm damage can break fibro sheeting, which makes it more hazardous. Damaged or weathered asbestos should only be handled by people competent and licensed for the work.

What the Queensland rules require

Workplace Health and Safety Queensland administers asbestos rules for workplaces, including demolition sites:

  • Identification. Before demolition or refurbishment, asbestos likely to be disturbed must be identified, or presumed present, by a competent person.
  • Removal before demolition. So far as reasonably practicable, asbestos is removed before the building comes down.
  • Licensing. More than 10 square metres of non-friable asbestos requires a Class B or Class A licensed removalist. Friable asbestos requires Class A.
  • Notification. Licensed removalists notify the regulator before licensed removal work begins.
  • Clearance. After licensed removal, an independent clearance inspection must be completed before the area is used or demolition proceeds.

Homeowners doing their own work face separate guidance from Queensland Health and local councils, but for demolition and large areas a licensed removalist is the practical and legal path.

The usual order of works

  1. Asbestos inspection or survey of every structure to be demolished.
  2. Removal quote and plan, listing locations, quantities and methods.
  3. Notification and setup, including signage, exclusion zones and protective equipment.
  4. Removal with wetting, minimal breakage and wrapping.
  5. Transport and disposal at a facility licensed to accept asbestos waste, with dockets kept.
  6. Clearance inspection and certificate.
  7. Demolition of the structure.

Weather and timing in Mackay

Asbestos removal is weather sensitive. High winds make loose sheeting dangerous, and heavy rain can wash debris into drains. During the wet season or a cyclone watch, removalists may delay work or secure partially stripped areas. Leaving a building half-stripped of asbestos over a storm is a risk to avoid, so plan removal and demolition close together.

Combined or separate contractors

Some Mackay demolishers hold an asbestos removal licence. Others subcontract the work or ask you to engage a removalist directly. A single contract is simpler to manage. Separate contracts give you clearer visibility of each cost. In either case, get the asbestos quantities and locations in writing, and ask how extra material found during demolition will be handled and priced.

Fences and neighbours

Fibro fences are common in Mackay's older suburbs. If a shared fence will be removed or damaged, talk to your neighbour first. Queensland's dividing fence laws govern how costs are shared, and asbestos fencing should be removed by a licensed removalist where quantities require it.

Asbestos found after a survey

Surveys cannot always see inside wall cavities, under floor coverings or beneath slabs. If suspect material appears once demolition starts, work in that area should stop. The material should be assessed and, if confirmed, removed by a licensed removalist before work continues. Build this possibility into your timeline and budget, and ask how each contractor prices it.

Records to keep

Keep the asbestos survey, removal records, waste disposal dockets and clearance certificate with your certifier's approval documents. They are useful for your builder, insurer, lender and future buyers.

Indicative costs

Australian 2026 guides suggest a few thousand dollars for small jobs, such as an asbestos shed, rising to $5,000 to $30,000 or more for houses with extensive fibro. Friable asbestos sits at the top of the range. Testing before you get quotes helps avoid variations.

Frequently asked questions

Does asbestos have to be removed before demolition in Mackay?

Yes. Queensland WHS rules require identified asbestos likely to be disturbed to be removed before demolition, so far as reasonably practicable.

What licence does an asbestos removalist need in Queensland?

Class B covers more than 10 square metres of non-friable asbestos. Class A covers friable asbestos as well as non-friable.

Can storm-damaged fibro be cleaned up by the owner?

Damaged asbestos can release fibres. Get professional advice, and use a licensed removalist for anything beyond small, intact quantities.

What is an asbestos clearance certificate?

It is a written confirmation after an independent inspection that the removal area is safe to proceed with demolition.

Where does asbestos waste go in Mackay?

It goes to a waste facility licensed to accept it. The removalist should arrange transport and give you dockets.

Does the wet season affect asbestos removal?

It can. Wind and heavy rain can delay removal, and partially stripped buildings must be secured.

Next step

Tell us what is being demolished, its age, and whether you have an asbestos report. With your consent, we will connect you with a licensed contractor who can include or coordinate removal in the Mackay region.

If you already have an asbestos register or previous test results, include them. A contractor can then tell you whether a fresh survey is needed, and price removal on known quantities rather than estimates.

Tell us about your demolition job

Free, no-obligation enquiry. Include your suburb, what needs removing and photos if you can.
