Partial Demolition and Strip-Outs in Mackay

Many Mackay renovations start with something coming out. You might be lifting off an old rear extension, removing internal walls in a high-set timber house, enclosing or rebuilding the underneath of a Queenslander, or stripping kitchens and bathrooms back to the frame. Partial demolition leaves part of the house in place, so it needs care to keep the remaining structure sound, tied down for wind, and protected from tropical rain.

Mackay Demolition Service is a referral service. We pass enquiries, with your consent, to independent licensed contractors. We do not do the work ourselves.

Common partial jobs in Mackay houses

  • Rear additions and lean-tos on older high-set and low-set houses.
  • Internal walls in timber homes, often VJ-lined, opened up for modern living. Load-bearing and bracing walls need an engineer's input.
  • Underneath built-in areas of high-set houses, where earlier owners enclosed the ground level with fibro or block.
  • Kitchen, bathroom and laundry strip-outs.
  • Verandah and deck removal, especially rotted or termite-affected timber.
  • Storm and flood damage strip-out to let insurers' builders reinstate.

Approvals in Queensland

In Queensland, demolition that is part of building work usually needs approval through a private building certifier. Mackay Regional Council refers building approvals to private certifiers. When structural elements are removed, the certifier will want engineering details showing how the remaining building stays stable. In Mackay's cyclonic wind region, that includes how the roof and walls stay tied down.

Because partial demolition is usually part of a renovation, the work generally falls under QBCC licensing for the relevant building trade. Plumbing and electrical changes need licensed plumbers and electricians. Heritage-listed homes need extra checks before anything is removed.

Structural and cyclone considerations

Mackay sits in a cyclone-affected region, and homes rely on a tie-down load path from roof to foundations. Partial demolition can interrupt it. Good practice includes:

  • engineering advice before removing walls, posts or bracing;
  • temporary bracing and tie-downs while the building is opened up;
  • keeping the roof secured and avoiding leaving it partly stripped over the wet season;
  • a plan to secure loose materials and exposed areas if a cyclone warning is issued.

Protecting the rest of the house from rain

Mackay's wet season brings heavy downpours. Water through an open wall or roof can damage floors, ceilings and wiring quickly. Ask who installs and maintains temporary weatherproofing, how quickly openings are covered each day, and who pays if water damage occurs.

Asbestos in renovations

Fibro is common in Mackay additions, enclosed underneath areas, eaves, wet areas and old floor coverings. Queensland's WHS Regulation requires asbestos likely to be disturbed to be identified, and so far as reasonably practicable removed, before demolition. More than 10 square metres of non-friable asbestos needs a Class A or B licensed removalist, and friable asbestos needs a Class A removalist. A clearance inspection should be done before the strip-out continues.

A typical sequence

  1. Site meeting to confirm what goes and what stays.
  2. Asbestos testing and engineering design.
  3. Certifier approval as required.
  4. Services isolated in the work area only.
  5. Bracing, protection and weatherproofing installed.
  6. Removal by hand or small machines.
  7. Waste sorted and removed, and the site handed to the builder.

Salvage from timber houses

Older Mackay houses often have hardwood floors, VJ walls, casement windows and timber doors that can be reused or sold. Decide what you want saved before work starts.

Raising, lowering and building in underneath

A common Mackay variation is removing ground-level enclosures from a high-set house so the underneath can be rebuilt properly, or so the house can be raised or restumped. These jobs combine partial demolition with structural work. Old block or fibro walls, laundry tubs, concrete slabs and timber stumps may all come out, while the house above stays occupied or at least intact. The sequence matters. Engineering and certifier approval come first. Asbestos is removed next. Then temporary supports go in before any stump or post is touched. Ask whether the demolisher works with a restumping or house-raising contractor, or whether you need to coordinate the two yourself.

Termite and rot surprises

Opening up walls and floors in older Mackay timber houses often reveals hidden termite damage or rot, especially around wet areas, verandahs and the bases of stumps. A sensible scope says what happens if damaged framing is found: whether work stops for an engineer's assessment, how extra removal is priced, and who arranges a termite inspection and treatment before the new work closes everything back in.

Pricing factors

Partial demolition is priced on labour, protection, disposal, asbestos and access rather than area. High-set homes add working at height. Ask for a written, itemised scope so quotes are comparable.

Should the builder do it?

Your renovation builder may include simple demolition. A specialist can help where there is a lot of asbestos, structural complexity, or a need to clear the work area before the builder starts.

Frequently asked questions

Do I need approval for partial demolition in Mackay?

Usually, if it is structural or part of building work. A private certifier can confirm what applies.

Can I remove walls in my Queenslander?

Often, with an engineer's design. Some walls provide bracing against cyclonic winds, so they need careful assessment.

What if the underneath enclosure is fibro?

Have it tested. If it contains asbestos over 10 square metres, a licensed removalist must remove it.

Will my house stay weatherproof?

It should, if temporary weatherproofing is part of the scope. Agree on this in writing.

Does partial demolition need a QBCC licence?

When it is part of building or renovation work, QBCC licensing generally applies to the contractor carrying it out.

Can I stay in the house during the work?

For small jobs, sometimes. Asbestos removal or major services outages usually make it impractical.

Next step

Describe what needs to come out, include photos and your builder's timing, and we will pass your enquiry, with consent, to a licensed contractor in the Mackay region.

Including your builder's or designer's plans, and any engineering drawings, helps the contractor mark exactly what is coming out, price temporary bracing and weatherproofing, and plan around the wet season, rather than guessing at the scope.
